Dear Owners,

We write to you as the Directors of Strata Partners to advise you of minor changes to our services that will be coming into effect in light of the COVID-19 outbreak. Our priority is and will continue to be the needs of our clients and well being of our staff. As circumstances and public health advice evolves, the change in our services may do too; which will be communicated by the Directors as and when necessary.

Business Continuity

The Strata Partners office in Willoughby will remain open until a time where we are required to isolate our staff. In that event, we have taken measures to ensure our staff are able to work in a full-time capacity from home; allowing us to continue providing the same service to our clients via email and telephone communications, whilst connecting to the same software we have available in the office.

Please be advised that from Wednesday 18th March 2020, our office will be closed to the public and to visitors. We can facilitate pre-arranged meetings and key collections with 24 hours advance notice but, as is the advice from public health organisations, we ask you to stay at home if you are unwell and to respect increased hygiene measures and social distancing advice.

Strata inspections will continue to be available for potential purchasers by 24-hour advance appointment but with restricted availability for one inspection at a time. Again, we ask you not to come to the office if you are feeling unwell and to respect increased hygiene and social distancing measures.

General Meetings

On advice of the Australian Federal Government and for the wellbeing of the Owners and our staff, the Strata Managers will not attend any face-to-face meetings other than those currently arranged that cannot be cancelled.

The Strata Managers will liaise with each Strata Committee on a case by case basis where an Annual General Meeting is due, to discuss the possibility of conducting a virtual meeting (mandatory motions only) whereby the Owners provide their votes electronically. We recognise that these meetings be held as required to allow the Owners Corporation to continue functioning for the benefit of all, but we need to be responsible in the way these meetings are conducted.  Any non-essential meetings or motions should be deferred, and we will make every effort to facilitate their rescheduling.

The World Health Organization (WHO) highlights the need for organisers of meetings to think about potential risk because:

There is a risk that people attending your meeting or event might be unwittingly bringing the COVID-19 virus to the meeting. Others might be unknowingly exposed to COVID-19. While COVID-19 is a mild disease for most people, it can make some very ill. Around 1 in every 5 people who catch COVID-19 needs hospital treatment

Repair and Maintenance

Strata Partners will continue to support the Owners Corporations through the Strata Committee with any repair and maintenance requirements. Whilst we will make every effort to contact existing contractors previously aligned with the Strata Plan, we acknowledge that these contractors may also be impacted by staffing restrictions. We are prepared to face any arising matters on a case by case basis to have them resolved as soon as practically possible.
